Investment criteria for sellers

The principles below are meant to present potential sellers with the fundamental investment criteria used by Baltic Property Trust.

Property segmentsRetail, office, logistics and leisure
Target locationsBaltic Sea region (Estonia, Latvia, Lithuania, Poland, Russia and Germany)
Fund's capacityApproximately EUR 1 billion.
Investment typeSingle-assets or portfolio of properties, existing properties or forward-commitment of purchase upon completion.
Investment sizeMinimum of EUR 10 million.
Investment structureAsset deal or share transaction. In case of share transaction, a Special Purpose Vehicle (SPV) will be set up exclusively for the purpose of each particular project.
Ownership structure100% direct free-samle; ground leases or usufructs considered with acceptable long-term lease terms and conditions.
SpecificationsHigh quality modern construction, prime location, state-of-the-art equipment and design, and a possibility for upside potential through active property management.
OccupancyHigh occupancy ratios are preferred in existing properties, but properties and development projects with higher vacancy levels may be of interest too, depending on their age and location.
TenancySingle key tenant or several smaller tenants with strong creditworthiness, parental gauranties and no history of major tenant defaults. All properties should be appealing to large international organizations.
LeasesLong-term leases with average minimum remaining length of 5 years (longer for retail), denominated in Euros. With annual indexation and recovery of all property-related operational expenses.
